Why Your iRobot Roomba Mop Combo Smells Like Mildew: A $3,200 Maintenance Lesson

In 2021, I took over cleaning equipment for eight commercial properties. I say "took over" because nobody else wanted it. By 2023, I had documented 14 of my own mistakes in a file named "Don't Do This Again." The worst one cost us about $3,200 and made a tenant question whether we actually cleaned the building.

This isn't a "top 10 smart vacuums" article. It's about the hidden cost of smart cleaning equipment when you forget that the equipment also needs to be cleaned.

The surface problem: It still smells like mildew

The complaint started as a smell in the hallway. Not a garbage smell. A damp, sweet, sour smell. I checked the trash. I checked the break room. I replaced the air fresheners. The smell stayed.

Here's the embarrassing part: the source was our cleaning equipment.

We had three things in rotation:

  • $1,100 for a service call and repair on a washing machine that developed a mildew problem in the drum and door seal.
  • $650 for a deep cleaning service when we temporarily pulled the mop robots out of rotation and still had to keep the office presentable.
  • $650 in labor hours for me and one assistant to disassemble, inspect, and clean the equipment. That's probably an undercount.

And the most annoying part? The fix was not complicated. The fix was a checklist.

The short version: What we do now

We still use the same equipment. We just follow a 15-minute after-cycle routine. It's boring. It works.

After every mopping run

  2. Leave the washing machine door open when it's not in use.
  3. Wipe down the gasket and the inside of the door.

The one piece of automation that actually helped

We added a Leviton Decora smart plug-in outlet to the equipment closet to control a small dehumidifier. The dehumidifier runs for four hours after each cleaning shift. That one change cut down the moisture in the closet and helped everything dry faster. It's not a miracle product. It's the kind of simple addition that makes the whole system work.

Honestly, I'm not sure why more facilities don't talk about this side of smart cleaning. My best guess: it's not as exciting as a robot that maps your office. But a robot that moves dirt around can only be as clean as the dirt it collects.

If you're running a fleet of smart cleaners in a business, I'll say it plainly: a checklist is cheaper than replacement parts, and 15 minutes of daily maintenance is cheaper than one repair visit. I still kick myself for not building this system earlier. But now, when I open the equipment closet, the only thing I smell is a faint rubber mat.

There's something satisfying about that. After a year of chasing a mildew smell, the best invoice is the one you never have to pay.
